The most common chimney issue. When erosion is more than 10mm deep, rain penetrates the joints and accelerates damage. Critical: use NHL lime mortar, not Portland cement, on Victorian and Edwardian stacks. Cement mortar is harder than handmade brick typical of period North Wales construction, causing the brick face to spall.
Lead step flashings, back gutters and apron flashings seal the joint between chimney stack and roof slope. When these fail — typically through mortar joint erosion at the turn of the flashing — water runs behind and enters the roof structure. Replacement of the affected lead is required rather than patching.

Look for: missing or recessed mortar in joints, white salt staining on brick faces, water staining on internal walls adjacent to the chimney, and mortar fragments in gutters below the chimney.
