Roof coating is a legitimate product with real applications — but some contractors apply coatings to roofs in unsuitable condition. We will not do this. Every coating enquiry starts with a free condition survey and an honest assessment of whether coating is appropriate.
When Coating is Appropriate
Roof coating is appropriate when: the tile or slate substrate is structurally sound with no widespread nail sickness; the felt and batten are in reasonable condition; the roof has no active leaks caused by structural failures. In these circumstances, a quality coating correctly applied can add 7-15 years to a roof's effective life in North Wales coastal conditions.
When Coating is NOT Appropriate
Roof coating is not appropriate when nail sickness has progressed to widespread tile displacement; felt is perished and water regularly bypasses tiles; there are active leaks from structural causes; or the roof is overdue for re-roofing. Coating masks the problem temporarily while underlying deterioration continues. We tell you honestly if this is the case.

Salt air and high UV on exposed coastal properties in Llandudno mean coating lifespans are shorter than inland equivalents. We use coatings with specific coastal UV and salt-resistance ratings and set realistic expectations — 7-12 years on exposed promenade properties versus 12-15 years on sheltered inland sites.
