The Flashing Problem
Velux and other roof window brands supply specific flashing kits designed for different roof coverings — there is a different kit for plain tile, profiled tile, slate and low-pitch applications. If the wrong kit was installed, the flashing cannot properly integrate with the roof covering and will admit water. This is the most common cause of leaking skylights we repair in Llandudno.
The Salt Air Factor
Llandudno's coastal salt air accelerates degradation of foam compression seals within skylight flashing surrounds. On exposed North Shore promenade and Craig-y-Don seafront properties, these seals may need replacement after 10-15 years rather than the 20+ years expected inland.
